Home Inspection Before Putting House On Market

A SACRAMENTO HOME INSPECTION can be one of the best tools ever to those considering the sale of their home. Many people think of a home inspection as a tool to protect the potential buyer from unwillingly purchasing a home with undisclosed issues, but that's not always the case. Many of the issues discovered during a home inspection prior to a sale are matters that the seller was not aware of himself. By choosing to call for an inspection prior to listing the home, the seller has a few advantages. The knowledge gained during the inspection allows him to keep more control of the sale and to helps to avoid any unplanned surprises that could surface during the buyer's sprinkler system, immediately prior to closing, causing delays or potential broken deals.

When a potential seller requests a home inspection of their home, prior to listing it, it can be quite a helpful tool in determining what possible repairs may need to be done to the home before home showings commence. Of course, some of the repairs may be minor, such as a dripping faucet or the need for a new hot water heater, but if issues regarding major problems occur, such as faulty wiring or home structural concerns, it's of great importance that the owner is aware of these issues before listing the home for sale. In fact, it is against the law to not disclose issues such as these when selling a home. Additionally, these issues would most likely be picked up by the potential buyer's inspection, causing the deal, at that point, to be delayed or canceled altogether.

The advantage of the seller having this knowledge allows him to either do the repairs prior to offering the home for sale, thus avoiding any complications from disclosing the information to a potential purchaser and chasing them away, or the seller may choose to adjust the purchase price to allow for the issue and offer the home as an "as-is, fixer-upper" home. This allows the seller to sell the house with the issue fully disclosed, yet not have to go through the aggravation or expense of fixing the problem themselves.

A good home inspection, with no issues, can also be used as a seller's tool, in that they can offer the "good report card" to potential purchasers, ensuring them that the home has been well taken care of and maintained.

When buying or selling a home, being fully aware of the home's condition is a boon for both buyers and sellers. It helps to avoid any unplanned surprises or delays and helps the process of listing the home, showing of the home, and purchase of the home go smoothly by knowing exactly what to expect each step of the way.
